January 2011 Canal Street Update

We look forward to a great deal of activity at Canal Street in 2011! Units #9 and #10 are sold and will be combined and redesigned as a single family home – construction to begin this spring. Unit #19, which backs directly onto the Delaware Canal, is under construction and ready for a buyer's personal selections. There are four additional townhomes (#15 - #18) available in the Canal grouping. Also with water frontage, are the four largest units (#11 - #14) which directly overlook Aquetong Creek. Now is the opportune time for any structural changes to be made to these homes, so that they can expressly meet individual requirements. Our architect is available for consultation to assist in any customization a buyer may entertain.

Visit our Canal Street model at 42 West Mechanic Street (Unit #5, for sale at $995,000) and 44 West Mechanic Street (Unit #6, priced at $850,000) – each is available for immediate occupancy. Please call Joanne Lutostansky (215-862-1014 ext. 100) to schedule an appointment at your convenience and to discuss numerous pricing options.

Canal Street
The new “Canal Street” model home (42 West Mechanic Street, Unit #5) is open and ready for visitors! It’s beautifully decorated and furnished – and is available for sale at $995,000.

At Canal Street, the exterior of each townhome is unique. Our model is Bucks County Dressed Fieldstone, accented by Cottage Red paneled shutters and a red standing seam metal roof. Garage doors are paneled, carriage-style. Inside are four finished levels of living space, serviced by a private elevator. The open first floor plan is a perfect flow of casual living spaces, leading to a generously sized rear deck. A dramatic, arched stone wall is the backdrop for the commercial range in the kitchen and the same stone is again used to accent one wall of the powder room, which features a stunning Iron Works Historic (Kohler) console table and lav. A solid oak staircase leads to the second floor main bedroom suite with cozy bay window nook, custom designed walk-in closets, and a luxurious marble bath with oversized shower and compartmentalized commode. An amply sized 2nd bedroom with bath and walk-in closet, plus a hall linen closet and a laundry room, complete this level. Upstairs is a wonderful space for whatever you need it to be: office, studio, media room or 3rd bedroom – with full bath. There is also a finished “lower level” basement, which provides additional flex space and opens to the garage entrance.

Winter months have slowed the progress of Canal Street site work, however with spring around the corner, landscaping, courtyard walls, iron work fencing and entry columns will soon be in place.

Please call Joanne at 215-862-1014 x 100 to see the model home and tour the Canal Street site. The model sale price is $995,000.

Questions to Joanne Lutostansky (215-862-1014 x 100)

The grand opening of George E. Michael’s long awaited Canal Street model home was the occasion for two champagne receptions held recently at the 36 West Mechanic Street location. Approximately 300 guests previewed the newly completed townhome over the two day period. Décor and furnishings by Delier & Co./The Interior Shop, Buckingham, PA., presented the model in a “Bucks County Reserve” motif. The 2,700 square foot plan is one of eight uniquely different designs available among the twenty homes at Canal Street, which can be as large as 3,700 square feet. Home exteriors are distinctive, in that no two are alike. A variety of roofing materials are used, and exteriors combine siding, stucco and stone finishes. Window patterns vary, too, and may have hinged shutters, with shutter dogs. The townhomes feature four levels of finished living space, serviced by an interior elevator with wood paneled cab, and a two car attached garage. Each home has a deck, and several have walk-out basements opening to the scenic Aquetong Creek or the historic Delaware Canal, which border the site. Views to the Delaware River can be seen through the leafy perimeter of this surprisingly serene setting, in the center of New Hope’s historic district.

Main level floor plans include gracious open spaces for formal and casual living, with gas fireplace and site-finished hardwood floors, beautiful handcrafted mouldings, trim and built-ins. Kitchens are state-of-the-art, custom designed for each home owner by Charles Weiler, Lahaska, Pa.. Upstairs, the master bedroom features spacious walk-in closets (with organizer systems), and a lavish bath. A second bedroom, with en-suite bath, is generously sized and welcoming. Tucked on the third floor is a wonderful open space with full bath, suitable for a third bedroom, office, studio, or whatever imaginable use one might require. And on the “lower” level is additional finished space for media center, exercise room, wine cellar or hobby room. Homes have one or two powder rooms, and a laundry room which may be located on the second floor, or the lower level.

Canal Street residents will enjoy in-town living, with all that New Hope has to offer just a stroll away. Walk to your choice of fine restaurants, night spots, boutiques and galleries. The renowned Bucks County Playhouse is close by, as is the New Hope branch of the James A. Michener Museum and the town’s fine public library. New Hope Fitness and Yogaphoria are at Union Square. Hike the canal tow path, or enjoy morning coffee and the paper at a riverfront café. Feed the ducks and river watch. It’s all here, at Canal Street.

The Canal Street model home is open Monday – Friday, 1-5 PM; Saturday and Sunday, 12-5 PM, or anytime, by appointment. Call Joanne at 215-862-1014 ext. 100.
We have just opened our new Canal Street Sales Center, located at 31-A West Mechanic Street, directly opposite the Canal Street site in New Hope. Please stop by for a visit!
